Should I wait till after the holidays to sell my home?
This is a question that I have been asked to many times to count. And the answer is simple…NO! Many homeowners believe that during the Fall and Winter, especially close to the holidays like Thanksgiving and Christmas it is better to wait to sell since there are fewer buyers. While the fact that there are few buyers may be true, that does not mean there are no buyers. In fact many Realtors close out multiple deals during this time of year. So, if you are serious about selling there is no bad time to put your home on the market for sale.
Who would be looking to buy a home during the holidays?
Several types of people are prime candidates for buying homes during the holiday season. The most important of the few is Serious Buyers. If people are looking at buying a home during this time, they mean business. More than likely they have intentions for moving at this time of year. They are ready to find something and get settled in as quickly as possible. This means that they are often willing to pay more, and negotiate better, to get the home they want now.
We also see people who have a sudden job change that need to find a new home to relocate to before the beginning of the year. Or those who may be moving to be closer to relative for whatever reason. Other buyer categories include; married couples without children, empty nesters looking to downsize, as well as unmarried individuals looking to settle down and have a place to call their own.
These buyers are not confined to start of school schedules and are ready to buy a home when they need it. So having your home on the market could result in have a serious buyer making a great offer.
Does it really make sense to sell my home during the holidays?
Yes. Yes. Yes. We have already established that there are serious buyers looking for a home during this time of year. With tons of people second guessing whether or not to list their home it is the perfect time to showcase yours! With fewer homes on the market serious buyers will be driven to preview your home. So it only makes sense to take advantage of the low inventory and get your home sold.
In November and December of 2015 there were 89 homes sold in the Cullman County area. Compared to April and May of 2016 (prime listing time) where 139 homes sold in the Cullman County area this represents a 43% difference in terms of houses sold between the peak and the supposedly slower months of November and December. Homes sell year around and in substantial quantity so to sit on the sidelines because of the holidays means you may be wasting valuable time.
How will my home be shown during the Holidays?
While having your home shown is inconvenient any time of year, this does not mean you should be overly restrictive when it comes to showing your home to prospective buyers. If you are one that typically host holiday gatherings you may want to consider foregoing this type of event while your home is on the market. These gatherings could prevent home showings if you have overnight guest staying in your home, and require a large reset in order to get your home back in showing condition after all the guest are gone. The last thing you want to do is prevent buyers from visiting your home or from seeing you home in disarray due to a large number of visitors. So instead hold large gatherings at another family members home while your home is on the market.
Should I stage my home during the Holidays?
One of the biggest advantages of selling during the holidays is creating a warm holiday feeling by decorating your home. Playing on peoples emotions by decorating is something that retailers nation wide do to increase sales during the holiday. So, why cant you do the same thing? You absolutely can, and should! Making your home festive will encourage buyers to fall in love with your home and to take the next step of making an offer.
Prior to having pictures taken of your home for purposes of the sale make sure the decor is neutral and not holiday orieented. While if priced properly your home should sell in short time, in the event it does you do not want pictures of your home showing Thanksgiving or Christmas decorations when it is now getting close to spring. Pictures with holiday decor will show how dated your home sale is as the holidays pass.
WHAT’S THE BOTTOM LINE?
During the holiday months there are fewer buyers out looking, but there are less homes to be viewed. Taking advantage of low inventory can put your home at the top of peoples home search. People that are out looking during this time of year are SERIOUS buyers and are ready to make offers. By preparing your home properly and ensure buyers are able to see it when they want, your home can sell during the holiday season.
